MoreFind reliable contractors to get the job done right. You are always in the driver’s seat. We will establish a threshold with you and handle all minor repairs under the threshold and contact you for larger repairs should they arise. The Landlord is financially responsible for the cost of repairs and these costs can be deducted from rents collected or from an account of your choosing.

Enhanced Property Care, Optionally, we can set up additional property management services…

More such as; lawn care, snow removal, cleaning, painting, lock changes, appliance maintenance, etc. Fees will apply.

Accounting & Processing, Our team will process rent payments and provide full accounting.

How it works

Face to face. Whenever possible, a member of our team will meet with you, the Landlord, and discuss your aims and goals.

MoreWe will discuss the terms you are wanting to set for both the property such as pet policy, cleaning and security deposits, rent terms and lease lengths, and terms for the renter such as credit and background reports, pets etc. Discovery of your needs is paramount.

Tour. We will then tour the property and…

MoreDiscuss price analysis, requirements and offer suggestions to you to improve safety and return on investment. The team member will take marketing photos and gather information as required to get your property marketed.

Marketing. We will create advertising…

MoreMaterials as needed and get your property out there for the world to see.

Vetting. We will then look at the pool of applicants…

MoreAnd determine the best one for you based on your terms. We will then collect the deposit(s) and rents and distribute funds as applicable.

Rents. We will receive the rents and disperse funds.

MoreSending the Landlord a monthly payment as funds come in. We make rent due on the 1st of the month, late by the 7th. Owner payments go out on the 10th by mail.

Dealing with it. We will take care of the property and deal with the tenants…

MoreNeeds as applicable based on the terms set forth with the Landlord and the Lease.

Eviction and Vacate. All good things must come to an end…

MoreIf we do a good job on the front end finding a good tenant this process is usually handled with notice from the tenant that they are moving on or by a notice to vacate if you don’t wish to renew the lease. Things can go less smoothly at times and if that happens we will deal with notice posting and getting the Sheriff out there to post notices as needed.

Pricing

This part is simple… We charge 10% of all collected rents and late fees to provide complete property management service. If we don’t collect rent we don’t get paid. If Enhanced Property Care is negotiated then fees will be negotiated ahead of time directly with you.
